If you are selling your home ,you want the highest price ,best terms in the least amount of time .

My goal is to get you where you need to be  ON TIME.

There are several ways to gather information on where your home should be priced.

  I will prepare a Comparative Market Analysis  showing the price of recently sold homes, homes on the market and homes that did not sell .

All Real Estate transactions are different and because of this you should do as much as possible to prepare your home for sale.

The price of your home relates to local sales price if the  same home were located in a different area it would likely have another price.

Sales price is a product of supply and demand ,the personal situation of the seller is also a factor .

Sales price is not based on how much money you need to purchase your next home.

I pride myself in knowing the market ,statistics are gathered and analyzed on a regular basis .

I can tell you how long it is taking to sell homes in your price range.

I will provide additional information as to how the location,condition and other factors will affect the price of your home , so that you can make an informed decision about pricing your home.

 *You never get a second chance to make a first impression-The curb appeal that your home offers a prospective  buyer is

extremely important . Begin with the lawn keep it neat and trim  ,fresh plants that add color,fresh mulch .

*Your front door is a welcoming sign to prospective buyers-   Make sure it is clean,paint it if needed .A seasonal decoration adds a special touch.

*Wear and tear makes buyers uneasy -  Minor imperfections that we often overlook in our own homes tend to turn buyers away because they over estimate the cost and time to repair s may take . A little  paint can go along way.

*The brighter the better- Clean windows and open draperies highlight your walls and ceilings. Let in some light and reveal how bright and cheery your home can be.

*Avoid clutter- Buyers have a very hard time looking past clutter ,newspapers ,magazines ,the kids back packs  etc . should all be put away.

*A clean kitchen is a must -Many buyers judge housekeeping on the condition of the oven and the refrigerator, make sure all appliances are clean this includes the dishwasher. Clean out the cabinets ,clean the counter tops,empty the trash.

*Sparkling Bathrooms will help sell your home - All tile,grouting,vinyl   should be clean and free of soap scum,fixtures should be free of water marks.

*Make closets appear larger -  By removing items that can be stored elsewhere,closets appear neat and organized,making them seem larger and more enticing to buyers. Don't overlook  your utility spaces such as garage,  attic, and additional storage areas should be as neat as possible  . Dull walls are easily brightened with a coat of paint.

*Check major repairs -    Major appliance repairs are something very few buyers look forward to ,Drain a pail of water from the water heater ,change the filter on the furnace.  Be sure to clean the exterior of the water heater,furnace and other major appliances that will be seen by prospective buyers.  Purchase a Home warranty .

*Making repairs now can mean a higher price later-  Since buyer tend to over estimate the cost of repairs,it is generally a good  idea to make the repairs yourself rather than leave it to them  repairs that have not been made can be seen by buyers as neglect.

*To many cooks in the kitchen -  When your home is being shown please don;t be there ,buyers feel the need to hurry out and will not say what they are thinking while your there  .

*Let your Realtor do the talking -  Realtors are trained to overcome objections and to increase a buyers interest in the home.

* Night showings - In order to highlight your home at night make sure your out side lights are on , a lamp on in a window is very inviting to buyers

*Sell the house first - Do not try to sell furnishings and rugs to prospective buyers it can reduce the interest in the home and lead to lower offers on the home
